Job Description :


TITLE: Project Manager (PM)

REPORTS TO: Chief Operations Officer (COO)


The Project Manager (PM) coordinates the entire construction process from Preconstruction handoff to full project completion to include any warranty periods. The PM reviews the project estimate with the Estimator, accepts a final agreed upon budget for a project, and is then responsible for the financial success of the project from this point in time to completion. The Project Manager is the primary point of contact for the project Owner during this time period as well as post construction and is responsible for client satisfaction.


1. Performance will be based on assessments by Clients as having met or exceeded their expectations as a project lead and the final outcome of a project

2. Work in conjunction with a project Superintendent to keep workers safe from injury and to comply with all company and OSHA safety regulations

3. To meet or exceed the Project’s profitability targets as established at the onset of a project by the Operations Manager and President

4. To meet or exceed the Owner’s expectations and RCI’s culture of quality standards

5. Complete projects on or before the contractual completion date

6. To ensure that all project team members utilize and adhere to RCI’s Company Policies and Procedures

7. To familiarize and utilize RCI’s construction management software and accounting software for use on each project. Assist project Superintendent in the use of the construction management software for project tracking

8. To be assessed by Subcontractors and supply vendor partners as having collaboratively and equitably met the conditions of subcontract and purchase order agreements

9. As a salaried employee, to log a weekly minimum of forty-five (45) working hours and provide time sheets accordingly as required by the Payroll Manager


Preconstruction / Estimating

1. Assess each projects’ staffing needs in coordination with the General Superintendent

2. Attend preconstruction and/or design meetings to provide cost, sequencing, scheduling, and overall constructability input

3. Attend project review sessions with the Operations Manager and/or President

4. Develop preconstruction schedules for the estimating department

5. Maintain project schedules that are created by the project Superintendent to include progress meeting schedule submissions per the requirements of a project

6. Assist estimating staff in producing project estimates

7. Provide value engineering inputs

8. Facilitate Subcontractor and Supplier preconstruction meetings for projects

9. Develop, maintain, and assign a project Responsibility Matrix

10. Create and maintain each project in RCI’s construction management software and monitor usage of this software by all project team members

11. Obtain all necessary permits, licenses, or any other necessary documentation prior to the start of construction

Purchasing / Buyout / Accounting

1. Solicit any additional bid proposals for the required scope of work in each trade as necessary to complete the project

2. Analyze, negotiate, and award all subcontract scopes of work and material purchase orders for complete project buyout

3. Collaborate with other RCI PMs to share assessments of subcontractor performance and to avoid subcontractor overloading

4. Prepare all paperwork necessary for RCI administrative staff to generate subcontractor agreements

5. Review and approve all project invoices

6. Review and approve all time sheets for RCI labor on assigned projects

7. Review and approve monthly expense reports in coordination with Accountant during monthly billing process

8. Proactively identify changes in project scope and ensure all proper measures are taken to capture any cost changes on the project

9. Evaluate, negotiate, and process all Subcontractor Change Order Requests with assistance from project Superintendent

10. Evaluate, negotiate, and process all Owner Proposal Requests and Change Orders

11. Assist Accounting staff in preparing accurate Owner billings

12. Assist Accounting staff in the collection of Owner billings when necessary

13. Prepare monthly Cost Variance Projections for review by the Operations Manager and/or President


1. Facilitate on-site project Coordination Meetings with Owner and Design Team groups

a. Prepare and distribute agendas

b. Prepare and distribute meetings minutes (this task may be delegated to administrative staff but minutes must be reviewed and distributed by PM)

2. Conduct subcontractor preconstruction meetings

a. Attend subcontractor meetings facilitated by the project Superintendent

3. Create and maintain an “Open Items Log”

4. Create and maintain a “Project Change Order/Proposal Request Log”

5. Create and maintain a “RFI Log”

6. Create and maintain a “Submittal Log”

7. Create and maintain a “Buyout Schedule” for Subcontractor and Supplier assignments

8. Conduct project walks with the project Superintendent to ensure that projects meet RCI quality standards expectations

9. Monitor project Superintendent’s process for filing Job Hazard Analyses and any Hazmat documentation required by the project

10. Assist in maintaining the project schedule with inputs from the project Superintendent

11. Review field labor utilization and compare to the project budget

12. Manage the project closeout process

a. Participate in the end of project punch list walks both internally and with project Owner and Design Team

b. Create and maintain punch lists generated by the punch list walks

c. Ensure timely completion of punch list items

d. Monitor project Superintendent’s as-built drawing preparation process

Job Type: Full-time

Pay: $75,000.00 – $110,000.00 per year
