Job Description :

Nexus is seeking a Construction Superintendent for our apartment community developments. The Superintendent is responsible to complete construction of assigned projects in an efficient, timely and correct manner within the cost budget. Must have sound judgement, good organizational skills with exceptional problem-solving abilities.

Essential Duties and Responsibilities:

Thoroughly understand the construction process with the ability to read the construction drawings and specifications. Be familiar with state and local building codes, inspections, restrictions and requirements. Advise of changes in building codes and regulations. Schedule all building inspections.

Schedule at intervals required to meet the construction timeline and monitor all subcontractor and supplier activity and monitor the quality of all work through periodic quality control inspections. Address deficiencies in subcontractor quality and quantity of work performed. Monitor supplier’s quantity and quality of materials received.

Keep daily log of subcontractors on site, including how many workers and what they are doing. Track/Inventory deliveries with quantities.

Hold monthly safety talks with subcontractors, select relevant topics and take attendance with a sign-in sheet. Send attendance sheet to corporate office for filing.

Direct and supervise all personnel under their control.

Review all invoices and draw requests for amount of work performed, completeness and accuracy. Verify quantity of items included in purchase orders.

Review all plans, specifications and provide construction schedules for each project, to ensure accuracy and efficiency of construction techniques. Investigate and recommend changes in materials, details or methods of assembly, which may allow for easier and more efficient construction.

Review all cost areas and project budgets before construction begins. The builder is responsible for the variable construction cost. Keep utility expense to the minimum possible.

Be responsible for preparing and maintaining land development and construction schedules on all projects, all project status reports, project log book, as built record and drawings, field changes and change orders.

Responsible for the overall construction site appearance and general cleanliness of their project(s).

Maintain good safety standards by complying with all OSHA regulations, corporate policies, and by administering a common-sense approach to hazardous situations.

Identify new subcontractors and suppliers.

Job Type: Full-time

Pay: $74,000.00 – $90,000.00 per year
