Position Summary

Larken Associates is seeking an experienced Property Manager to handle the overall day-to-day operations of multifamily communities in Bethlehem. This role would include the supervision of all maintenance personnel. The Property Manager would be responsible for adhering to all existing company policies and procedures as well as consistent execution of revenue collections, expense management practices, operational and contractual obligations, and resident relations.

Job Responsibilities will include but not be limited to:

· The Property Manager will oversee the property to meet the company’s financial and operational objectives

· Leasing is a requirement for this position; manage the process from prospect to applicant to resident to move out

· Maintaining detailed, high quality resident records

· Maintain a positive, productive relationship with residents that includes conflict resolution

· Develop and oversee community and resident appreciation events

· Collecting and posting rents, managing delinquencies from notices to landlord/tenant court filings/hearings/evictions

· Enter, generate, and manage Work Orders through completion; enter detailed technician notes

· Ensure that all physical aspects of the property are fully functional and in an attractive condition, and that all vacant units are kept ready for occupancy. Inspect grounds, building and apartment units on a regular basis. These functions must be consistent with the goals and objectives of ownership and senior management

· Oversee and work with on-site maintenance personnel to handle work orders, general repairs and apartment turnovers within company established time frame policies

· Overall vendor management; soliciting and awarding vendor proposals

· Timely processing of community related invoices

Requirements:

· Minimum of 3 years managing a multifamily community

· Prior supervisory experience in a management position

· Technically proficient in Yardi and Microsoft Office

· Ability to comfortably work independently

· Strong written and verbal communication skills

· Excellent interpersonal skills

· Superior ability to prioritize and excellent time management skills

· Must be detail oriented with strong organizational skills

· ARM or CAM certification a plus

· Must have valid drivers license and reliable vehicle

· Military Encouraged

· Background Checks Conducted

Compensation:

· Salary starting at $56,000 annually

· Annual performance bonus

· Benefits: Medical, Dental, Vision and Life Insurance; HSA or FSA available

· Additional: 401(k) with employer contribution

· 16 Days of PTO within the first year

· Monday through Friday schedule

Pay: $56,000.00 – $65,000.00 per year
