About the Job

The Property Manager is responsible for the day-to-day operations of their assigned residential portfolio. Essential to the Property Manager position is managing resident requests, rent collection and service requests, and handling move-in orientations and move-outs.

About Your Responsibilities

  • Collect rent in assigned portfolio with a goal of reducing delinquency
  • Act as a liaison between residents and the field superintendents to resolve escalated and emergency maintenance issues
  • Deliver timely and appropriate responses to resident inquiries
  • Maximize retention rate through lease renewals while increasing rental rates from year to year
  • Conduct move-out reconciliation; check for damages; determine what portion of the security deposit will be returned to the resident in accordance with state laws
  • Drive the profitability of the portfolio assigned through rental growth, lease renewal and expense mitigation of both repair and maintenance and turn costs
  • Handle evictions when a resident fails to pay rent or otherwise breaches lease terms; ensure all properties within assigned portfolio are HOA compliant

About the Requirements

  • Bachelor’s degree in Real Estate, Finance, Business Management or a related field preferred.
  • Minimum of three (3) years of directly related experience in an operational or related role required.
  • It is preferred if the experience is in the following areas:

o Property Operations

o Real Estate

o Property Management

  • Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) and Yardi required
  • State Real Estate License required
  • Valid driver’s license required
  • Strong relationship management, negotiation, conflict resolution and problem-solving skills
  • May be required to work evenings and/or weekends
  • Will be required to travel on company business
